What's the difference between lawn renovation and overseeding?

Overseeding adds new grass seed to an existing lawn that still has 50-70% desirable grass coverage. Lawn renovation is more comprehensive—it may involve killing existing weeds, improving soil, and completely reseeding. If your lawn is over 50% weeds or dead grass, renovation is typically the better choice.

How do I know if my lawn needs renovation?

Consider renovation when 30-50% or more of your lawn is dead, sparse, overrun with weeds, or has been taken over by bermudagrass and other hard-to-control grassy weeds. How long does it take for a renovated lawn to recover?

We seed exclusively with tall fescue, which typically germinates within 10-14 days. Full establishment takes about 6-8 weeks, during which foot traffic should be minimized. By the following spring, you’ll see your grass fully mature into a thick, healthy lawn.

Can I renovate my lawn in spring?

Spring renovation is possible but less ideal for cool-season grasses. The challenge is that new seedlings must compete with aggressive spring weeds and may struggle through summer heat before establishing strong roots.
