Topdressing for Healthier Soil

Charlotte’s heavy clay soil compacts easily and lacks organic matter. Topdressing adds a thin layer of compost and sand mix that improves soil structure, enhances drainage, and creates the foundation for a stronger, more resilient lawn.

Why Your Lawn Struggles in Heavy Clay

Piedmont clay soil is dense, compacts easily, and drains poorly. Over time, thatch accumulates, organic matter depletes, and grass roots struggle to penetrate the hardpan layer beneath the surface.

Water pools on the surface after rain or irrigation

Grass roots stay shallow and weak

Thatch buildup that harbors disease and pests

Uneven lawn surface with bumps and depressions

Lawn that browns quickly during summer dry spells

Build Better Soil From the Top Down

Topdressing applies a thin layer of organic material that gradually works into your soil profile. Over time, this builds a healthier root zone that retains moisture, drains excess water, and supports stronger grass growth.

Compost and sand mix that adds organic matter while spreading evenly

Even application that fills low spots and smooths the surface

Improved water infiltration and reduced runoff

Enhanced microbial activity that breaks down thatch naturally

Deeper root growth for a more drought-resistant lawn

Topdressing Questions Answered

What is topdressing and why does my lawn need it?

Topdressing is the practice of spreading a thin layer of organic material—usually compost, sand, or a blend—over your lawn surface. Charlotte’s clay soil benefits from topdressing because it adds organic matter that improves soil structure, increases water infiltration, and supports beneficial soil biology.

When is the best time to topdress in Charlotte?

For bermuda and zoysia lawns, May to early August is ideal when warm-season grasses are actively growing. For fescue lawns, both spring and fall work well—fall coincides with overseeding season, while spring applications help improve nutrient availability during the stressful summer months.

Should I aerate before topdressing?

It doesn’t matter—you can aerate before or after topdressing, and we don’t combine them into a single service visit. Our goal with topdressing is to apply a thin layer of compost and sand mix on the surface to add organic matter for turf health. The common belief that you must aerate immediately before topdressing actually applies to golf courses, where they apply 3-5x more material and focus primarily on drainage improvement rather than soil health.

How thick should the topdressing layer be?

We typically apply 1/4 to 1/2 inch of material per application. Thicker layers can smother grass, while thinner applications may not provide enough benefit. For lawns that need significant soil improvement, we recommend multiple light applications over successive seasons rather than one heavy application.

What type of topdressing material do you use?

We use a compost and sand mix for our topdressing applications. The primary goal is to add organic matter into your soil, which improves soil health and supports stronger grass growth. The sand in the mix helps the material spread evenly across your lawn for consistent coverage.
